Location
Maple Cottage occupies a delightful rural position, just outside the pretty village of Debach.  Debach is well placed for access to Wickham Market (5 miles), Framlingham (8 miles) and Woodbridge (5 miles). Woodbridge, a market town of some considerable character on the west bank of the River Deben, has extensive facilities including an array of independent and multiple shops, schools for students of all ages in the state and independent sectors and a railway station with some direct services running to London’s Liverpool Street station. Further rail connections to both London and Norwich are available from Ipswich, Suffolk’s County town, which has a population of some 140,000 and provides all the services and facilities one would expect from a town of this size.

There are good sporting opportunities in the surrounding district and sailing can be enjoyed on the tidal rivers, Deben, Alde and Orwell or at sea. The picturesque Suffolk countryside also provides many attractive walks.

Directions
Travelling south out of Framlingham take the B1116 passing through Parham and Hacheston. At the roundabout turn right on to the B1078 passing the outskirts of Wickham Market and on through the village of Charsfield.  Just before the village sign for Clopton turn left  and continue along this road for approximately 0.75 miles where Maple Cottage will be found a short distance along on the right hand side, opposite the turning to Coakers Lane.

Description
Originally dating from the mid 1960s, Maple Cottage is a spacious two double bedroom bungalow, occupying a pleasant rural position on the outskirts of the village of Debach.

The current vendor has owned the property since it was built, and during that time has undertaken a number of alterations and improvements, including the addition of a porch to the front of the property and the replacement of windows and doors with low maintenance UPVC double glazed alternatives.  Approximately 15 years ago, a conservatory was added to the rear and the bathroom was refurbished.

Whilst Maple Cottage has been maintained reasonably well during current vendor’s tenure, it is now somewhat dated by modern standards, which provides an opportunity for an incoming purchaser to place their own particular style and taste upon the property.

Maple Cottage is set back from the road, approached over a pea-shingle drive with a side hung gate providing access to the parking and turning area immediately to the front of the bungalow and garage.  Sliding doors provide access to the garage, approximately 18’ x 15’ (5.49m x 4.57m), with power, light and plumbing connected.

The gardens serving Maple Cottage extend to nearly half an acre in all.  In the main, these are laid to lawn, but enclosed within numerous well stocked borders containing a variety of established flowers, shrubs and trees.  A patio adjoins one end of the bungalow, accessed via the French doors from the sitting room, beyond which are the rear gardens and these back on to open agricultural land.   The rear gardens also benefit from a large well stocked established border, together with two vegetable patches, between which is the greenhouse.  There is also a useful garden shed, lean-to timber frame woodstore and a gate providing access to the front drive.  Set beside the gardens, to the west, is a small wooden glade or orchard style area.  This is very much left to its own devices for the local wildlife.
