Tender Process & Covenant
Woodbridge Town Council (the Seller) recognises that the property was gifted to the Town in order that it be made available for community use. Whilst the Seller has agreed to offer the property for sale, it does not wish to see community use of the property be lost. Potential buyers are therefore asked to provide evidence as part of their submission how they will meet the following requirements:

How the purchaser will utilise the property to offer increased social value to the local community, i.e. the ‘core use’. Provide the expected percentage of time the property will be available for the core use. 
Which local charitable and voluntary organisations the buyer would expect to utilise the property. 
Provide evidence of previous experience working with charities and voluntary organisations. 
If applicable, provide detail as to how the property will be utilised when operating outside of its ‘core use’ , e.g. other business uses. 

Woodbridge Town Council will use the submission provided by the purchaser to write into the sale agreement a covenant specific to the sale that ensures the future community use of the building. This will be an everlasting covenant applying to this sale, and any sale thereafter.
